Chris helped us find our dream home in two days and his guidance and approach to making our offer "sealed the deal". When a minor title insurance issue threatened to delay closing, Chris had the wherewithal to fix the issue, despite the listing agent's obvious inexperience with title law. We were absolutely thrilled with the Chris and his team of professionals and wouldn't hesitate to recommend him.

We've worked with Chris exclusively for the past 4 years. Made us feel like he had no other clients, we must have looked at over 20 houses before we abandoned our housing hunting due to a family emergency. A year later we resumed our house hunt and found the perfect house, in a great neighborhood. I am trying to sell my property in Fredericksburg and cannot say enough good things about Chris. We had a very positive experience with Chris and his team at Q Real Estate in selling our house. He was very attentive to the details of the overall process, kept us well informed of everything that was going on. We put our house on the market Monday, and we had an offer by Friday. We closed within 1 month at only $2000 below asking and were able to move on with our lives. As a military family with orders to NC closing quickly to avoid a double mortgage situation was especially important to us. We could not have been happier with Chris.

Chris was a diligent professional that was tenacious in his pursuit for the sale of our home. Chris was awesome, selling our home in 11 days, for more than we expected, at a time when there numerous homes in our neighborhood that had been for sale much longer than ours. He sat realistic expectations and marketed our house amazingly. He kept us informed during the entire sale, and took care of managing the process for us after we moved of town. I would use him again without question, and would highly recommend him.

Chris helped my husband and I find our dream home! When we met he grasped quickly the type of home and area we wanted to be in. When we put an offer on the house we had a lot of issues with the seller to say the least. Chris and his team worked diligently to adapt to every new date change and monetary change and kept us informed the entire time. If we move I would only choose Chris to sell our home.

My wife and I had a great experience with Chris Ognek as our agent selling our condo. Chris was very knowledgeable about our area, challenges with condos, and how to maximize value of our condo. When we found issues with our condo detracting from the value (not at all Chris' fault), namely excessive highway noise, Chris suggested a novel change in tactics to get the place sold with the maximum value. The resulting strategy started a sense of urgency and created a bidding war. Once we received all our bids, Chris recommended the bid to accept. Chris was also instrumental in conducting very tough negotiations with the buyer during the closing process. The buyer came to the table and demanded a significant amount of seller financed updates to be made post home inspection. We expected to walk, but Chris came up with a unique compromise that eliminated half of the buyer's request (the expensive, unreasonable ones), and for the remainder, suggested that the buyer split the cost with both agents (buying side and selling side). My wife and I didn't have to pay a dime! The upgrades were coordinated entirely by Chris and was done to the buyer's satisfaction such that we were able to proceed through settlement and closing without any more issues. What an experience! I don't know where we would be without Chris. Probably still stuck with our old condo.

Chris is an excellent realtor. He is the 3rd realtor we have used to attempt to sell our house, which has been on the market over 2 years. He did his homework and provided us a different alternative to selling the house. Although his method did not result in a sale, it did generate a lot of interest and traffic, which we had not seen previously. We changed our listing to sell or lease. Chris provided a thorough review of a potential renter to increase our comfort level to consider this option. I would put Chris first on my list of realtors and I have bought or sold over 7 properties. There were 1 or 2 times when I was waiting for several hours for a reply, but I am an impatient person so I maybe a little harsh in evaluating responsiveness.

Chris Ognek helped my wife and I find a perfect home despite tight time constraints (0-closing in two months) due to rising rent costs. He even helped us find grant money and a mortgage company that he trusts! His professionalism, expertise, and communication were above and beyond what we expected. I needed to move quickly, and with specific conditions: acreage for my rescued dogs, and a single-story, move-in-ready home (for an elderly parent), within 20 minutes of a military base for defense employment, near animal and human hospitals, and a price ceiling of $300k. There was 1 ideal town in VA that fit the bill, and 1 home within that town during my timeframe. Chris knew my operating budget, deal-breaking conditions, and moving timeframe. I let him take it from there. Chris put me out front of other Buyers by negotiating a cash purchase, and then sealed the deal by negotiating a convenient vacate timeframe for the Seller and myself. Start through finish, and then even after, Chris has always managed to make himself available to answer all of our questions while also providing insight on options we had never considered as first time home buyers. Insights such as a 203k loan, a 9 year investment payoff strategy, and the long term value/rental rates in the local area. Utilizing his experience we were able to negotiate more then 5% of the final price as credits. This allowed us to retain all the earnest money and not increase the total loan amount, simultaneously paying off the entire VA funding fee -- we were blown away. Unlike other agents I had tried before, Mr. Ognek really works for you. In my case, Mr. Ognek told me when we singed the contract that he would sell my home within a month if the asking price for the property is in this range. Indeed, he sold the property exactly in the way he promised. Mr. Ognek has been known as a man of integrity, and I have proved that it is absolutely true.

i was initially going to purchase my home by myself in hopes it will give me leverage on the asking price but decided to get a realtor. We randomly found Chris and he seemed very nice on he phone. Within two outings we were able to find a house we wanted to purchase which happened to be a new construction home. Chris's team did everything they could to make the process as smooth as it could be. I see others talking about his responsiveness but you gotta understand he does have other clients as well but he would always get back to you that day.
